Development programme

The Association has been delivering a strong development programme, working with local authority partners, to deliver high quality housing within local communities. Our approach is described below, and for specific details of current sites,  click here.

 

GHA has gained a deserved reputation as a developing organisation both in its own right and latterly, as a member of the New Futures Development Consortium. The Partnership has become one of the major investment partnerships in Southern Central and the South West of England with spending in the region of £50m a year on new developments in the region.

 

The 2006-08 NAHP programme is the largest ever delivered by the Association and by March 08 we will have achieved over 380 starts on site, supported by £10m NAHP funding and £800k from the Local Authorities. Over this two year period we have achieved 487 completions.

 

The Association has enjoyed close working relationships with local authorities enabling officers in its lead development partner role for the Gloucester Housing Marketing Partnership and the Cheltenham & Tewkesbury Housing Marketing Partnership. This forward planning of programme and approach between Councils and GHA has provided more certainty on programme delivery and has enabled GHA to build constructive relationships with developers, planners and local communities.

 

GHA has a development pipeline of some 200 properties to be constructed over the next two years. Of these, 70% are for rent and 30% for low cost home ownership. Any future prospect of additional development relies on the favourable outcome of the Association’s Audit Commission inspection this summer. 

 

We strongly believe in providing communities that are sustainable and we support our development programme with community investment initiatives. For example, the Housing Market Partnerships have included initiatives such as community research and planning, youth outreach work, summer play schemes, and partnership development.

 

The Association also supports a number of local regeneration partnerships, by the provision of loans, grants and project management services.
